What is the difference between solicitors and conveyancers?
If you’re buying or selling a property in England and Wales you will need a property lawyer to act on your behalf. So, which should you choose a solicitor, or a licensed conveyancer?
Solicitors and conveyancers are both fully regulated and insured and follow similar conveyancing practices and procedures. Solicitors are regulated by the Solicitors Regulatory Authority and The Council for Licensed Conveyancers regulates licensed conveyancers.
What are mortgage solicitors?
Most mortgage solicitors take on other cases like matrimonial or personal injury work as well as conveyancing services. This means they are often in court or out of the office when clients try to contact them, which obviously has its disadvantages. The few who specialise in conveyancing, and join the Law Society Quality Standard, are equivalent to licensed conveyancers.
What are licensed conveyancers?
Licensed conveyancers are specialist property lawyers focusing on residential conveyancing, although a few take on commercial property and probate work. Conveyancers solicitors are office based so are easily contactable. They also have legal authority to administer and witness official documents.
When choosing solicitors and conveyancers , you need to consider several factors including price — but quality of service can vary, and is often more important. It’s always a good idea to ask family and friends, or your mortgage broker, for a recommendation. Mortgage solicitors are usually more expensive than mortgage conveyancers as they are qualified lawyers and they can offer a full range of legal services.
