Legal Fees

There are various mortgage legal fees associated with buying a property, from solicitor and conveyancer fees to stamp duty. We can provide you with guidance on these legal costs here at Stuart Brown Mortgage Services.

Solicitors & Conveyancers

As well as paying a solicitor or licensed conveyancer for the work that he or she does, the cost of land registry and local searches will also be passed on to you too.

The solicitor/conveyancer also does certain work on behalf of the lender, the cost of this is normally included within the quote that the solicitor/conveyancer gives to you, but you should check this.

Their role is to check all the legal aspects of the property and ensure that it is ‘conveyed’ to you legally. They will also register the lender’s interest in the property and will be responsible for collecting the stamp duty from you (see below).

We can recommend a firm to act on your behalf if you do not have someone else in mind (or just want a comparative quote) –  The system that we use looks at conveyancers from around the country and gives a guide as to the past service standards i.e. a rating system that each firm has attained.

This means that not only can we source a provider who will look after you, also you will usually find that they will charge much less than the price you would pay for a high street solicitor or conveyancer. All communications are via phone, post, email & fax meaning you never need to go into their office either.
